Mexico Beach Real Estate Market Update: Q3 2026

Surf's up. But home prices? It's complicated. Our local deep dive into what sold, what didn't, and who has the negotiating power in Mexico Beach, Florida.

If you've been watching Mexico Beach homes for sale, you may have noticed something interesting: buyers have plenty to choose from, some listings are spending months on the market, yet the median sale price has jumped dramatically. So what gives?

It's not a contradiction. It's a reminder that our small coastal market deserves a closer look than one headline number. We analyzed the individual MLS records for Q3 2026 versus Q3 2025, separated homes from condos and townhomes, and checked current inventory to find out what's actually happening.
01 / Market snapshot

Let's talk numbers. (The useful kind.)

31Closed sales during Q3 2026

104Average MLS days on market
11.9Indicative months of supply*

*Supply pairs a mid-October 2026 active-listing snapshot with Q3 sales pace. It is not a reconstructed September 30 inventory measure.

Mexico Beach residential MLS sales, quarter three of 2025 versus quarter three of 2026.
Market metric Q3 2025 Q3 2026 Change
Closed sales 34 31 −8.8%
Total closed dollar volume $22.23M $20.71M −6.8%
Average sale price $653,841 $668,219 +2.2%
Median sale price $382,945 $555,000 +44.9%
Average sold price / sq. ft. $327.75 $354.10 +8.0%
Average days on market 138 104 −25.0%
Average sale / final list price 95.91% 95.98% Nearly flat
🚨 The number we absolutely shouldn't misread That 44.9% jump in median sold price does not mean the typical Mexico Beach property appreciated 44.9% in one year. The kinds of homes that sold changed dramatically.
02 / The plot twist

What sold changed. A lot.

In Q3 2025, townhomes and other attached properties made up the biggest share of closings. Fast-forward one year and detached houses were doing most of the selling. Detached-home closings rose from 9 to 21. Attached-home closings fell from 17 to 8, and condos fell from 6 to just 2. Because detached beach houses frequently sell at higher dollar amounts than entry-level townhomes, that shift pushed up the market-wide median even though total transaction volume slipped.
A rising market median isn't the same thing as rising values for comparable homes.
$390.42Q3 2026 average sold $/sq. ft. for detached houses
−13.6%Detached-house average sold $/sq. ft. vs. Q3 2025
$259,900Salt Creek Q3 2026 median, across five closings

Here's where more comparable segments tell a different story: average detached-home sold price per square foot fell from $451.75 to $390.42 year over year. At Salt Creek, the townhome median declined from about $280,913 across 10 sales in Q3 2025 to $259,900 across five Q3 2026 sales, a decrease of approximately 7.5%.

These are useful directional signals, but they are not a repeat-sales home price index. Lot location, floor plans, construction features, waterfront position, builder incentives, and the small sample sizes can all change the result.
03 / Who has the upper hand?

Buyer's market or seller's market?

Our verdict: Mexico Beach is buyer-leaning overall. The clearest reason is supply. The supplied mid-October MLS export shows 123 active residential listings, against a Q3 pace of roughly 10.3 closed sales per month.
Indicative residential months of supply 11.9 months
0 months15 months

Calculation: 123 active ÷ (31 Q3 closings ÷ 3 months). This deliberately mixes a mid-October snapshot with a Q3 pace, so treat it as a signal, not an exact quarter-end statistic.

Inventory isn't the only clue. 63 of the 123 active listings (51%) were priced below their original MLS asking price. 91 listings had exceeded 90 days on market, and 47 had exceeded 180 days. That is a significant amount of competition for sellers. The pending pipeline isn't especially deep either: the accompanying mid-October report shows eight pending or contingent listings, including four whose contracts were signed in October. Those eight should not be presented as the September 30 pending total.
But it isn't one market at every price point. Gulf-front estates, canal-access homes, new townhomes, and interior single-family residences serve different buyers. A property with exceptional location, condition, and pricing can still attract attention quickly, even in a buyer-leaning overall market.

Are buyers really negotiating?

Yes, although there are limits. 25 of the 31 Q3 2026 sales closed below their final asking prices; six closed at asking. The average sale-to-final-list ratio was 95.98%, which works out to approximately 4% below the last asking price on average. That doesn't account for earlier asking-price reductions or all concessions and does not predict the discount on any particular listing.
04 / Beachside deep dive

Gulf-front, canal-front & the luxury side of Mexico Beach

The most desirable locations often deserve their own conversation. Here's what the Q3 closing records show, without mixing waterfront homes into every other property type:
🌊 Direct Gulf-front$2.425M One Q3 2026 Gulf-front closing, at 1001 Highway 98. One sale cannot establish a market-wide Gulf-front average.
🎣 Canal-front3 sales $500,000–$690,000 closed range; $591,667 average sold price across three properties.
☀️ Gulf view ≠ Gulf front$2.25M 104 S 35th Street closed at $2.25M, with a Gulf view but without direct Gulf frontage.
Some of the most impressive listings are in communities such as Sugar Sand, while other buyers may be better suited to the Mexico Beach canal or established streets closer to town. Where a house sits relative to the water can matter as much as the home's finishes. If you're shopping specifically for the beachfront lifestyle, start with our curated Mexico Beach Gulf-front property search, then evaluate each property on its individual merits.
05 / What it means for you

Okay, so what's the move?

🏖️

If you're buying in Mexico Beach

  • Compare your options. Higher inventory means you can weigh location, layout, condition, and ownership costs rather than chase the first acceptable home.
  • Negotiate with real comps. Favor actual sold properties in the same category and location tier, not just the average of every home in town.
  • Investigate the full cost. Insurance, flood zones, financing, HOA restrictions, maintenance, and potential rental income all deserve scrutiny.
🏡

If you're selling in Mexico Beach

  • Get pricing right from day one. Today's buyer can often find a comparable alternative. Overpricing can become costly exposure.
  • Be unmistakably better presented. Strong photography, honest condition, thoughtful staging, and accessible showing windows help you stand out.
  • Track your competition. Watch current listings, reductions, under-contract activity, and genuinely comparable closed sales.

For investors, the same caution applies: advertised gross rental income is not net profit. Make room for financing, insurance, taxes, management, maintenance, vacancies, and association costs when running the numbers.

06 / Looking ahead

What we'll watch in Q4 2026

We can't forecast future prices from one quarter alone. But the next set of numbers will be revealing: does active inventory shrink, do more homes go under contract, and do sale-to-list ratios improve? We'll also be watching detached homes separately from condos and townhomes so a few million-dollar closings don't disguise broader price trends. Bottom line: this is a more selective Mexico Beach housing market than a single rising median price would suggest. Buyers have leverage, and sellers need a sharper strategy.

Mexico Beach real estate FAQs

Is Mexico Beach, Florida a buyer's market in late 2026?Based on the supplied mid-October inventory and the Q3 2026 sales pace, Mexico Beach is a buyer-leaning market overall. The indicative supply was 11.9 months, well above a commonly used six-month balance benchmark. Individual segments may be very different.
Did Mexico Beach home prices rise 44.9% in Q3 2026?No. The median selling price was 44.9% higher than in Q3 2025, but the mix of homes sold changed sharply toward detached residences. That is not evidence that comparable individual homes appreciated 44.9%.
What was the average Mexico Beach home sale price in Q3 2026?The mean selling price across 31 recorded Q3 residential closings was $668,219. The median was $555,000. Both combine several property types, so they should not be used as a stand-alone price estimate for a specific home.
How long did homes take to sell?Sold properties logged an average of about 104 days on market and a median of 96 days in Q3 2026. These are MLS-reported listing-exposure figures, not necessarily the time from contract to closing or cumulative exposure across relistings.
Is it a good time to sell my Mexico Beach home? That depends on property type, location, presentation, competing listings, and your goals. Well-positioned homes can still sell, but an inventory-rich market typically punishes aspirational pricing. A property-specific comparative market analysis is more useful than the citywide median.
Data & methodology: Based on residential listings identified as Mexico Beach in four MLS exports furnished by The Peevy Team: Q3 2025 Sold, Q3 2026 Sold, Q3 2026 Active, and Q3 2026 Pending. Only closings dated July 1–September 30 of each comparison year are counted in the Q3 sold data. One October 1 closing was excluded from each source report. The active/pending counts reflect mid-October 2026 rather than September 30. Price per square foot is the simple average of individual reported sale-price-per-square-foot values. Property-type segmentation follows MLS class/design fields. Figures are based on the supplied MLS search coverage, not necessarily the incorporated city limits, and do not include a separate vacant-land analysis. Listing information is deemed reliable but not guaranteed; calculations and small samples should be interpreted cautiously.
